This cosy family home is located on the beautiful plateau of Bibemus, 3km from the centre of Aix-en-Provence. It can accommodate up to 8 people (maximum 6 adults) in an environment of absolute calm.

It is a family home, warm and confortable. It is 160m2 large and is exposed East/South. There are 4 bedrooms with quality bedding, a well equiped kitchen, a cosy living-room with an office area, 1 bathroom, 2 shower rooms, 3 WC and a laundry room.

The distribution of the rooms in the house and the different arranged areas in the garden makes it is possible to accommodate a number of people and still have a restful stay.

— GROUNDFLOOR —

ENTRANCE / WC
The entrance opens up on the kitchen, toilets, a floor that leads to room n°1 and stairs that lead to the first floor.

KITCHEN / DINING AREA (20m2)
The large, cosy kitchen is well equipped for cooking (gaz cooking stove, electric oven, dish washer, various food processors).
The french window opens up onto the west terrace (sunny at the end of the day) and the windows look over the east terrace (sun in the morning).

LIVING ROOM (21m2)
The dining area is connected to the living room. The living room has a nice working fireplace and is furnished with 2 extra large sofas, 1 armchair, 4 stools and a wooden coffee table. The window looks over the garden and its surrounding woods.
There are a well furnished library, a large TV screen, a DVD player and High Speed internet connection.

THE OFFICE AREA (8m2)
From the living room, a few steps lead to the office area. There is a good Yamaha electrical piano in the office area.

BEDROOM n°1 (18,5 m2)
The bedroom n°1 is on the south side of the house, and is isolated by a vestibule. The French door opens up onto the back garden. It has a Queensize bed (160×200) and a PRIVATE SHOWER ROOM WITH WC.

BEDROOM n°2 (13m2)
The bedroom n°2 is located on the other side of the house. It is separated from the living-room by a vestibule. The glass window looks over the west terrace. It has a Kingsize bed (180×200) and a PRIVATE SHOWER ROOM.

— FIRST FLOOR —

BEDROOM n°3 (15m2)
This room has a nice shape, with its curved wall and high ceiling. It has a queensize (160×200 cm).

BEDROOM n°4
This large bedroom has a mansard ceiling and offers a nice playing area for the children. The wooden floor is comfortable at any time of the year. It has 1 double bed (140x200cm), 1 single bed and toys and books on disposal.

BATHROOM (10m2)
In this charming white room, you can lay in the bathtub and look out over the garden.

LAUNDRY ROOM
The laundry room is located in a shed next to the house. There you will find a washing machine and a dryer.

GARDEN
Garden is located on the Bibemus plateau, a classified site where Paul Cézanne liked to come for painting. When you drive up there, you abruptly leave the agitation of the city for a beautiful, natural surroundings. The house is located at the end of a 300m trail through the woods. The property is private and has its’ private entrance. It is well separated from the neighboring houses.

SHADDED TERRACE (20m2) to the Est
The terrace is located in front of the kitchen and is very pleasant throughout the day. Bathed by the sun at breakfast time, it shades as the heat increases. You can spend many hours in the comfortable wicker chairs, with the view over the beautiful garden. You can cook on large electrical plancha.

GARDEN (1 acre)
The garden with arranged areas and a forest of oaks and pines makes the youngest and the oldest happy with its summer garden, the hammock, the giant trampoline, the dart board and the pétanque field.

SWIMMING POOL
The swimming pool is located 50 meters from the house. The basin measures 3,5m x 9m, a depth of 1,30m to 1,60m. It is surrounded by a fence for child protection and by 60m2 of wooden terrace. It is available for guests from 9 a.m. to 9 p.m. A person in charge of maintenance comes to clean the swimming pool twice a week.

Other things to note
A cat lives in the house outside of the summer rental periods. The house is perfectly clean, but this should be taken into account by guests with allergies. In winter, the cat — who is very friendly — stays in the house during rentals, and guests are asked to feed him.

The house is located in a peaceful environment that must be respected. Out of consideration for my neighbors, no parties or receptions are allowed, no loud music outdoors, and noise should be kept to a minimum after 10 p.m. (local regulations). The use of the property is strictly reserved for guests only.

The swimming pool is available for guests from 9 a.m. to 9 p.m. The electrical shutter for children security has been replaced by a wooden fence
